Home Bidding skill needed?
good afternoon everybody. I’m negotiating a price with seller for a co-op apartment in metro new york. It is just two-week new in the market. I submitted my offer last week, and since then (6 days) she has countered me back twice.
It originally asks for $239,000. I offered 219, and she countered me 229 immediately, and following a weekend reduced to 224 because I stayed firm. We are talking about 5000 dollar difference only. The sale is handled by daughters of a deceased father, and the unit is vacant and clean. There’s no other bidder now. I can go up slightly but not too much more.
My position is not bad. Yet I don’t know to counter right away or to wait a little bit. Will they feel I’m too eager if action now?
Should I praise or complain this unit during bidding process?
How upset are YOU going to be if you lose this deal? Is it really worth a couple of thousand dollars to start looking for another unit? We handle counter offers in MINUTES here if we can. It’s a rare day when I don’t put together a deal in one day..even if we counter 10 times! I’ve seen too many deals get sold out from underneath buyers because they drag their feet. My advise, bite the bullet and get on with your life and you new condo and be happy! You might be able to negotiate more if a few things need to be repaired from the Home Inspection! Good luck!
