HELP with Sales Salary Negotiation?
I have been interviewing for a sales job with a new homebuilder. They offered me the job at a $2,500 draw to start out with. The draw would raise to $4000 after selling the first 5 houses. These are both +commissions. Obviously with the market being the way it is, I cannot accept this offer as it stands. Any tips on what I should negotiate? I am prepared to walk away if the offer is not up to par. Suggestions?
I would get out of this “draw” immediately.
If the draw is not forgivable, you could owe the home builder the drawn amount if your sales do not offset the draw.
Home sales are terrible. Home builders are doing awful.
When selling a house there is usually a 6% commission on the house. 3% to the buyer’s agent, 3% to the seller’s agent.
If the builder is the seller, the builder can take 3% of the gross sales.
I don’t know that the value of the homes you are selling, but I think you have a crappy payout. You should get no less than a 50% split of each sale on e.g 50% of 3% is 1.5% should be your commission on every sale.
If this is not possible, quit. If you stay, I would opt for hourly or salary, and forget commission at this point.
